Please be caution about signing a contract with Real Club Timeshare. My wife and I have bad experience with them. All they gave us verbally was not in the contract and considering to be lie. Read the contract carefully before put your signature there. There is a statement in the contract saying that everything given you verbally is not the subject of this contract. You have 5 business days to cancel it and PLEASE DO NOT USE ANY COMPLEMENTARY SERVICE, or you will have an issue to get back your down payment. They will refuse the refund because of using one of the service (see section 14 and 16 of the contract). When canceling the contract make sure your canceletion request letter have a signature of a real club rep. with the date when he received it. Make a copy and keep it for your reference. It will help you in case the Real Club denies your request for the refund and you file a dispute for this charge with your credit card company. Good Luck!

We purchased a membership with Real Club Cancun at The Royal and Gran Caribe Real in February 2010. Tried to use it when we returned home and discovered the membership fees were more expensive then with a travel agent. We can't profit from selling weeks to friends and family as they had assured us. Also we had to pay "foreign penalties" after they reassured us with a certified document stating they were part of the American Real Estate Association. The membership was falsely represented. I confronted Real and they did stop payment on the remaining payments and I tried to work with them asking them to offer me something worth the $9000USD they already have but now they are wanting to take the 4 all expensed paid vacations they gave us away.

We joined Hacienda Vista Real, buying points that could be used to reserve time in a newly built timeshare in 2002. We used it several times and really enjoyed it. In 2005 they told us we had to book through Premier Travel. When we called, we were told we had to pay a one-time special assesment or we could not book it. In 2009, we booked without incident but now, we are again being told we must pay a one time assesment. They also tell us that HVR has been sold. The purpose of buying points was to avoid one time special assesments.

Hello WE have entered a timeshare contrat with Real Club last fall and tried to cancel it the very next day. Altough the legal officier at Real Club has confirmed that they accepted to refound most of the down payment more than 3 months ago, we have still not received any money yet.

We found your company through various searches on the web and we're hoping you can help. In Dec 2007 during our honeymoon, we were suckered into a time-share in Playa Del Carmen through the Royal resorts as part of Real Club. We paid over $14,000 for 300 weeks in a gold membership. They kept pouring glasses of wine in an effort to get us to buy a day after our arrival - just shady practices. They started the conversation with offering a $25,000 package and kept coming down promising others are making money selling weeks on their own and this is a no brainer. A complete waste of money and time. At first while they were explaining how we could not go wrong because we could sell a set # of weeks to a broker every year (yet in none of their documents was this ever states or even given out freely), they later changed their policy and now we find that of the three brokers they talked about during their presentation were not promising anything, they had to sell your weeks before you got anything meanwhile charging you for their services. I had to call real club many times asking for broker info because they never once gave us any of this. They no longer deal with any of the brokers they talked about, They gave me someone they do use now, when I googled this broker, again more complaint about how this broker charged $299 to list weeks and no-one ever saw anything for it. Just more empty promises. They also got us into a vacation exchange service called RCI that also charges an annual membership fee and again over $400 in exchange fees every time you want to change your weeks to another resort - Mexico home resorts fro some reason are the highest fees. it doesn't make financial sense when you've already paid out $14,000.00. They only gave you what you wanted to hear, nothing about how much more you'd be paying to use the glorious promises made. Again, something that was never explained. They also upped their all-inclusive fees since then as well and we're finding just as good if not better deals if trip is purchased through a discount travel company vs. being a member of their resort. We have visited sites stating the same thing, people feel like they were taken advantage of by a 5-star resort which they were completely unprepared for based on the hotel's rating and reputation. We'd like to know what your fees are, etc. so we can decide how we can proceed. $14,000.00 is a lot of money especially in this economy. However, we don't want to be told that after all is said and done that of $14,000.00 we paid we're getting back $7,000 because at that point it's money lost.

Premier Holiday, Contracted services with Hacienda Vista Real, Playa Del Carmen Mx. Signed 2/2005. Premier Holiday contract with Hacienda Vista Real terminated Dec 1 2008, thus Premier Holiday unable to fulfill their contract with us from that date forward (we tried 1/2009). Paid $11,000 US. So far they are not attending Profeco meetings nor answering our E mails.

Hola, We went to the Royal Hotel in Playa del Carmen in oct-nov 09. We got into the presentation about the membership of the Real Club. After more than 4 hours, we signed the contract for about 400 weeks and paid about $10K USD upfront as down payment. We just received last week the card and the RCI book. We are yet to try to use the services of either RCI or Real Club. What do you know about these guys? Are they honnest vs their promises, as we were told all of the things you are listing as false promises in your FAQs. I did not see them listed in your troubled companies. Furthermore, we are not sure we want to continue with it and may want to cancel and get reimbursed, if you think this is possible. I will be looking for your call or email. Your help, guidance and support will be very welcomed. Gracias Eric.

Here is where we need your help. In 2002 my wife (Margaret) and I purchased two weeks of time shares in Cancun, from Jeff and Eunice Blustein who also live in the United States. The sales agreement was executed and sent to the resort which is now known as the Real Club in Cancun. They acknowledged that we are now the owners of contract numbers, 4-8-46 and 4-8-47. This makes us a beneficiary of the Garza Blanca Cancun Fiduciary Trust. It is being held by Comermex Bank in Mexico City; contract number 500474. It is my understanding that it is a thirty year renewable Trust with no additional money having to be paid at the time of the renewal. The Blustein's originally purchased these two weeks in 1980. In 1985 the resort was closed for nearly two years for remodeling. The Bluestein's were then assessed for their share of the the cost to remodel and it reopened in 1986. We are of the belief that at that time, the contract was extended to 2084. The Bluestein's do not have any proof that this is so except for the date of 2084 showing on copies of maintenance receipts. I have contacted Cancun several times beginning in February for copies of the original agreements and any amendments. They keep putting me off saying that it has to go to their legal department and it takes a long time to get this information,. I was told that this information is in Cancun. I am requesting that you get copies of the the original contracts and any amendments and a copy of the trust if necessary. The office address is Real Club, Av. Bonampak no. 7, SM 10 MZ 2 LT 7, Fracc. Malecon Cancun, Cancun, Q. Roo 77500. Their telephone number is 998-251-6512. Fax number is 998-251-6519.
